House Rules

VACATION RENTAL AGREEMENT This agreement is not a lease. You use is limited to what is described in the below paragraphs. ▪︎ GUESTS ▪︎ The number of people in the home may not exceed the number of guests in your reservation confirmation without our prior approval (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $75 per person per night will apply for any unauthorized persons from your deposit. ▪︎ CHECK-INS/OUTS ▪︎ Your right to access the property begins with the 4PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 10PM unless approved in writing in advance. If you violate these rules, we may charge up to 50% of the daily rate for an early arrival and/or late check-out. ▪︎ PARTIES ▪︎ NO parties allowed at our property, whatsoever. If our outdoor security cameras detect guests that wasn't apart of the initial booking, this might result in a cancellation of the reservation without no refund. For special events requests, see the Special Events section below. ▪︎ PARKING ▪︎ Do NOT park in the cul-de-sac outside the house over nigh. All cars must park in the paved driveway right outside the garage. You may not exceed more than 5 cars in the driveway without prior knowledge to House Of. For neighborhood safety, our HOA requires car insurance information, which will be collected prior to check-in. ▪︎ DOGS ▪︎ Dogs are allowed with prior written permission, only with the payment of an additional cleaning fee. Dog owners agree to the following additional rules: ▶︎ Use protective sheets that we will leave out for you to cover any place where your dog may lie. Outside the house dogs are to be leashed at all times for protection of your own pet, as well as our neighbors. ▶︎ Owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin. ▶︎ Dogs are not to be left unattended in the house at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. ▶︎ In addition, you assume all responsibility for any harm that may come to your pets and agree to hold House Of without responsibility, the property owner(s), against all losses, claims, liabilities, causes of action, damages, costs and expenses related to any harm that may come to your pets while on the property. ▪︎ VEHICLES ▪︎ Recreational vehicles and camping or other overnight accommodations outside the home are not allowed. Violations of this policy will result in termination of the reservation with no refund. ▪︎ INTERNET ▪︎ We do not guarantee the speed of internet service at and around the property. Internet service may be subject to more fluctuations and outages. No illegal or abusive use of the Internet access is allowed. ▪︎ CELLULAR ▪︎ Cell service may not be available at the property due to the rural nature and geography of the area and property. ▪︎ POWER ▪︎ The High Desert occasionally has power outages. We are not responsible for any general outages of Southern California Edison. ▪︎ PHOTOSHOOTS ▪︎ No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed. ▪︎ SPECIAL EVENTS ▪︎ Special events, such as weddings and parties, are not allowed without prior written approval and the payment of additional fees. ▪︎ POOL ▪︎ Guests agree to use the hot tub and stock tank pool at their own risk, and we are not liable for any personal injury or other damages associated with such use. Guests may not use glassware or ceramics in or near any the deck around the water tubs. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. ▪︎ NOISE ▪︎ Guests agree to respect the county-wide noise ordinance of no amplified sound or loud noises after 10pm. Please respect the neighborhood and the people living within it. ▪︎SERVICE MAINTENANCE ▪︎ Guests shall allow the property owner or any workers access to the property for landscaping and maintenance, cleaning, repairs and inspections, including pool and hot tub repairs and service. ▪︎ TOILETS & SEPTIC ▪︎ This property runs on septic. Please only flush toilet paper, and nothing else. If the septic clogs during your stay due to a violation of this rule, your deposit might be waived pending plumbers quote. ▪︎ SMOKING ▪︎ Smoking is not allowed inside the house or within 10 feet of any exterior door. Please dispose of your extinguished cigarette waste into a closed container and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250. ▪︎ FIREPIT ▪︎ The propane fire pit may not be used for burning wood or any other materials (illegal as per county ordinance, and could damage the fixture). If any materials are burned in the fire pit, we will charge a minimum of $500 cleaning fee. ▪︎ DESERT WARNINGS ▪︎ The High Desert has unique forms of animal and plant life, including coyotes, rattlesnakes, and bobcats, among others. These animals should be avoided altogether by Guests, other inhabitants of the Property, and guests of Guest, and Guest should take all necessary precautions to keep pets away from these animals. Plant life in the high desert includes, without limitation, chollas, Joshua Trees, and numerous forms of cacti. Contact with many of these plants can cause severe injury to Guest, other inhabitants, and guests of Guest, who should avoid contact with these plants altogether. Guest should also take precautions to keep pets away from these plants. Guest assumes all risk of harm from contact with animals and plants in the High Desert, and will hold Cohost harmless against any claims for loss, injury or damages resulting from such contact. ▪︎ PROHIBITED ITEMS ▪︎ Unless communicated and agreed upon, DJ equipment (and PA speakers) are prohibited. Further more, the following items are damaging and are not allowed on the property. If you fail to follow these rules, you will be charged a cleaning fee: ▶︎ Candles ▶︎ Firearms ▶︎ Confetti or Glitter ▶︎ Paint or Stains ▪︎ RENTAL ORDINANCE ▪︎ Please pay attention to the relevant short-term rental ordinances in accordance with county or city guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine. ▪︎ DEPOSIT ▪︎ Deposit policy. A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. If for any reason you violate the rules stated above, we may withhold all or part of your deposit. You may also lose parts or the entirety of your deposit if; unauthorized people visiting or staying on the property, the presence of a dog without prior communication, noise complaints after 10PM, trespassing on neighboring properties, and unauthorized late check-out.

We had a perfect getaway at The House of Kuna. The property is exactly as it is described, but the photos don't do justice to how beautiful everything is. The house is very open and it's decorated with some of the most unique furniture and accessories. The boulders around the property make you feel like there is no one around for miles. The hot tub has a gorgeous view of the distant mountains during the day, and it'a perfect for star gazing at night. The yoga studio is awesome and we used it every day. Meghan and Victor were very responsive to all our messages. The only issue we had was the wifi going out one evening, but our hosts responded right away and resolved the problem in under 10 minutes. Joshua Tree National Park is only a 20-minute drive and there are plenty of grocery stores and restaurants just a few minutes away. Highly recommend The House of Kuna!

I can’t express enough how special this place is. The photos don’t do it justice. Yes, the house is beautiful but what is breathtaking are the views! We were blown away within seconds of stepping foot inside. For our group of 8, there was more than enough space. Every room felt cozy and warm. Even though the property is private, it’s a quick 5 minute drive to stores and restaurants. There is something very unique about this place and we will 100% be back. Thank you to the hosts who also reached out asking if we needed anything and made sure we got in okay. We loved every minute of our stay!

This an exquisite house on a beautiful property that feels secluded but is only minutes from restaurants, shopping, and other attractions. The proximity to Joshua Tree National Park is key, but the house is a destination all its own. It is bigger than it looks in the pictures, and it's decorated in a rustic but sophisticated desert style. The kitchen is wonderful with a Jenn-Air gas range, a spacious refrigerator, and just about everything you could want if you're culinarily inclined. The outdoor seating and hot tub allow you to bask in the natural ambiance of beautiful Yucca Valley, and there's a propane grill for outdoor cooking. The host, Meghan, is incredibly responsive and goes out of her way to help with anything she can. This is a special place in a special area of the country!

A wonderful place, felt pretty+ private There was a drone that deliberately circled us while we weee in the hot tub. We made the owners aware. Be aware and cover up or flip the bird accordingly.
